Questions worth taking to your next deal
A property photo helps you understand the setting. The documents tell you how the property operates. Use the story as a starting point for a more complete review.
- Who is the buyer, seller, contract holder, and each person responsible for the next step?
- Do the rent roll, leases, bank deposits, and financial statements tell a consistent story?
- What repair needs, reserves, and operating costs belong in the analysis?
- What do the contract, financing conditions, and due-diligence deadlines allow each party to do?
- Which conclusions need a lender, inspector, attorney, or accountant to verify?
Apply the lesson
Keep a written list of facts, assumptions, and unanswered questions. An attractive property and an active team are not substitutes for due diligence. The useful lesson is how to organize the work before money becomes committed.
